We work rural land within a reasonable drive of Dallas: the Blackland Prairie east and south of the city, the post oak country beyond it, and the edge of the Pineywoods. Pick your county for how the ag-to-wildlife switch works there and what the land tends to need.
Heavy black clay, hay meadows and old crop fields, wooded creek bottoms. Most of the native prairie is gone, so cover along creeks and fencerows carries the wildlife.
Sandy loam, post oak and blackjack woods with open pasture between. Yaupon and brush close in fast without fire or work.
Pine and hardwood timber, bottomland drainages and lakes. Timber and wildlife work well together here.
These are the counties we work most. If your land is nearby, ask. We'll tell you honestly whether we're the right fit and what a trip out would involve.
We focus on Texas because the work and the wildlife valuation go hand in hand here, and we know the land and the appraisal districts.
The state sets the rules for wildlife management use, but each county appraisal district applies them: its own minimum acreage for reduced tracts, its own forms and timing, its own way of reviewing plans. The land changes too, from Blackland clay to post oak sand to pine.
That's why each county page covers both: what the district asks for, and what the land tends to need.
