Van Zandt County is rolling post oak and pasture country, much of it in small and mid-size tracts held in ag valuations. When the cows go, a wildlife plan is how many owners keep the valuation and get more out of the land.

We walk your Van Zandt County property, look at what the deer and other wildlife are using and what they lack, and write a plan around that. The plan names the practices, where they go and when, and who does each job.
We prepare your plan and help you file it with Van Zandt County Appraisal District. After that we can help with the yearly practices and prepare the annual report from your records.
Around Canton, Wills Point, Grand Saline and Edgewood, the county is sandy hills, post oak and blackjack woods, and improved pasture. The Sabine runs along the north side and the Neches starts in the south, with Lake Tawakoni in the northwest corner.
This is good deer country with the right work. Pasture next to timber gives edge. The common problems are woods that have closed in, too little food late in the year, and hogs.
Softening the line between pasture and timber and opening closed woods is habitat control.
Plots on a corner of old pasture are supplemental food and hold deer in winter.
Trapping and removal is predator control and protects the rest of the work.
Easy practices to carry out and record on small tracts.
Every property is different. These are starting points, and the plan for your land comes from walking it.
Van Zandt CAD's published ag FAQ says the minimum acreage for wildlife management use is 12.5 acres.
For an ordinary ag valuation, the district looks for the greater of 5 animal units or 1 animal unit per 7 acres. It says about 10 acres is usually needed to meet that.

Plug in your acres and land value. The estimator uses Van Zandt County's typical 2025 rural tax rate and the productivity value its appraisal district reports, then shows a rough yearly range and every figure it used.
Remember what it measures: the difference between full market-value taxes and an ag or wildlife valuation. If your land already has an ag valuation, a wildlife plan is how you keep that difference, not add to it.
